HOW TO READ A MEDIAN

Three checks before trusting a trend.

01

Match the area. A council region, statistical area and named suburb can cover different places.

02

Match the property. Houses, units, vacant land and land valuations are separate measures.

03

Check the period and count. A small number of sales or a change in the types of homes sold can move a median.
